Many of us have had a rough few weeks of no water and frozen septic leach fields. Things are slowly resolving.

A few reminders:

• Please follow laws regarding ATVs. Kids are being observed speeding through the neighborhood. See https://dmv.alaska.gov/vehicle-services/off-highway-vehicles/
• Please clean up your yard. There is still a lot of trash blown around from the windstorms, hidden by the snow but now visible. Includes downed trees interfering with the safety corridor
• Please do not let your dogs run loose! Seriously, there are so many things that can go wrong here, and you don’t know what your dog is doing when it is not under your command. Be a good neighbor, including cleaning up your dog’s poop during walks. See Borough Title 24

We got the 2025 billing out quite late due to personal life challenges. We have caught up on the recordskeeping, so please forgive any duplicate 2025 bills from the bookkeeper who helps us a bit.

We will begin working on 2026 billing and get the taxes filed, etc. — usual annual business.

Your volunteer HOA board of directors met last week, and things are in good shape.

Please check your email for our latest info covering 2025 billing, question about chickens, possible electrical issues, and a photo of someone who is trespassing and being a nuisance.

• You should have received your 2024 invoice or statement by now. If you have any questions, please get in touch.
• Reminder there is no overnight street parking allowed. Check your CCRs Section 14 about overnight parking and Mat-Su Borough Code 10.12.010 about what is considered an abandoned vehicle subject to impound.
• Please keep vehicles off the street during the winter months for plowing. Our streets are narrow.
• Have a good winter!

Homeowners with houses built in the early-mid 1980s will receive a mailing regarding State and Federal required lead line service inventory.

We are working on 2024 water and lot dues billing; so please be on the lookout for that. Thank you!

This is your friendly reminder to keep vehicles and other objects out of the right-of-way and safety corridor. Please do not block the snowplow access! There is no overnight street parking in our neighborhood, per Section 14 of the CCRs.

You will see the groundskeeping crew at the entrance throughout the summer. Also, we are having a property service company do a bunch of well house repairs and an improvement. They will coordinate with the well operator and we will not have any planned outages, as all the repairs are to the well house and surrounding space.

We’ll also do our mandatory reporting this summer and may order repairs to curb stops that are non-functional.

We are working on 2023 invoices and the federal tax filing. The monthly amount for water payments and the annual amount for lot fees have not changed. If you would like to pay before your invoice is available, you may refer to last year’s invoice for the amounts here: Pay in full or installments.

We are working on a couple of miscellaneous well house repairs after last summer’s improvements, and the water system is healthy and all State filings up to date.
